Explain the waste factor before they ask

You order 715 square feet for a 650 square foot room, and the customer notices. Cuts, pattern matching and defective boards mean 8-12% waste is normal, and running short mid-job means a dye-lot mismatch. Put the waste allowance on its own line with the percentage stated. It turns a suspicious-looking number into evidence you know what you are doing.

Price the subfloor you have not seen

Under the old carpet could be a flat, sound subfloor or forty years of water damage. Give a levelling allowance and state the tolerance you have priced — typically a quarter inch over ten feet. Anything worse gets quoted before you proceed, in writing.

Acclimation is not optional

Wood and laminate need 48 hours on site before installation or they will expand and buckle later. Customers pushing for a same-day start need to see this on the estimate, because when the floor cups in six months they will remember who laid it, not who rushed it.
