Put a per-sheet rate in the terms and state that replacement happens only with the homeowner's approval. This one line prevents the most common roofing dispute there is — a final invoice larger than the estimate with no explanation the customer accepted in advance.
Quote in squares, explain in plain English
Roofers price per square; homeowners have no idea what a square is. Use squares in the line items for accuracy, then add a sentence saying the roof measures roughly 2,400 square feet. It costs you nothing and removes the suspicion that the units exist to hide the price.
Insurance jobs need a different paper trail
If the work is going through a claim, your estimate has to line up with the adjuster's scope, item by item. Keep your line descriptions close to the adjuster's language, note the claim number on the estimate, and expect to justify any line they did not include. A tidy estimate is what gets a supplement approved.
